Drone imagery of the full roof, non-invasive moisture probes across the field, edge-metal and penetration inspection, drain and scupper condition. If moisture probes flag wet insulation in more than ~5% of the field, the roof doesn't qualify for coating — we tell you and quote replacement.

Coating system selection and bid

Substrate qualifies — we present the coating system options (silicone, acrylic, urethane), manufacturer warranty terms, expected service-life extension, and total installed cost. The bid compares against full-replacement cost, so the facility budget owner has the math.

Surface preparation

Surface preparation is where coating projects succeed or fail. Power wash, contaminant removal, repair of minor seam separation or pinhole leaks, and primer application where the manufacturer's spec requires it. We photo-document every step.

Coating application

Base coat applied to manufacturer-spec mil thickness. Top coat applied per the system specification — typically one or two top-coat passes depending on the warranty term. Mil thickness verified during application with wet-film gauges and post-cure verification.

Punch-list, manufacturer inspection, owner packet

Punch-list walk with the facility contact, manufacturer warranty inspection where the system requires it, and the owner packet with photo log and warranty documentation.

Coating Systems We Install

Silicone roof coatings

Best for: ponding-prone roofs, white reflective finish, longer service-life extensions. Don't accept future re-coating well — silicone over silicone is the only path forward at next renewal. Typically 15–20 year warranty terms.

Acrylic roof coatings

Best for: budget-conscious capex projects, roofs without ponding issues, re-coatable systems. Degrade faster under ponding, but accept future re-coating well. Typically 10–15 year warranty terms.

Urethane roof coatings

Best for: roofs with regular foot traffic (HVAC service, antenna maintenance), high-puncture-risk environments. Cost more than acrylic, handle traffic better than silicone.

Coating on metal vs. single-ply vs. BUR

Coating chemistry and surface preparation differ across substrate types. Metal roof coatings typically use silicone or urethane and require galvanic-corrosion preparation. Single-ply coatings (over TPO or EPDM) use manufacturer-specific primers to ensure adhesion. BUR coatings require granule removal and primer in the field. The bid scope specifies the substrate-specific preparation. White silicone and white acrylic systems also meet most cool-roof energy-code reflectivity requirements — where local utility incentive programs reward cool-roof installation, the documentation goes in the bid packet so the facility can pursue the rebate.

When Coating Won't Work

Wet insulation under the membrane

Coating over wet insulation traps moisture, accelerates substrate deterioration, and voids the manufacturer warranty. If moisture probes flag wet insulation in more than ~5% of the field, replacement is the right scope.

Structural deck deterioration

Rotted structural deck under the membrane is a replacement trigger. Coating won't restore structural capacity.

Major edge-metal failure

Edge-metal lift, gravel-stop separation, or termination-bar failure across significant lineal footage isn't a coating fix. The edge work has to be re-done as part of replacement, not coated over.

End-of-service-life membrane

If the existing membrane is already at or past its warranted service life and showing embrittlement, splitting, or large-area UV degradation, the coating won't bond reliably. Replacement is the right scope.
