Schedule discipline — dry-in is the date that matters
New commercial construction punishes every roof-schedule slip. The mechanical contractor can't run rough-in until dry-in. The drywall contractor can't hang until rough-in is complete. The fit-out timeline depends on every prior date holding. We bid the install with an honest dry-in date — not an aspirational one — and sequence the work to hold it.
Coordination with structural, mechanical, electrical
Roof curbs, HVAC penetrations, electrical conduit, plumbing vents, and skylights all hit the roof. We coordinate the penetration layout with the MEP trades during the submittal phase, not on the roof during install. Curb sizing, fastener clearance, and fire-rated penetration detail get worked through before we have a crew on the roof.
Manufacturer NDL warranty enrolled at completion
New-construction commercial usually requires a manufacturer NDL warranty for the building loan or owner's risk-management policy. We coordinate the manufacturer's inspection during install — not after — and the warranty enrolls at completion. The warranty registration confirmation goes in the owner's project closeout binder.
Code, FM, and wind-uplift engineered to the building
Every new commercial install is engineered to the building's wind exposure category, IBC wind-uplift requirements, FM Global rating where the owner's property policy requires it, and the Louisiana State Uniform Construction Code current cycle. The engineered design goes with the bid documents, so the GC and owner's rep can compare apples-to-apples.

Pre-construction coordination
Submittals: manufacturer system, insulation R-value, fastener pattern, edge-metal detail, penetration details, warranty term. RFIs answered inside one business day. MEP coordination during the submittal phase confirms penetration layout, curb sizing, and clearance requirements.
Structural deck handoff and dry-in scheduling
Once the structural deck is up and the GC certifies it's roof-ready, we mobilize. Mobilization happens in zones if the building is large enough to phase. Vapor retarder (where required), insulation, and field membrane install in sequence to keep the building dry against afternoon rain through the install window.
Field membrane install with daily photo updates
Mechanically attached or fully adhered membrane per the engineered design. Heat-welded or cold-welded seams per the manufacturer's spec. Daily photo log to CompanyCam — insulation laps, fastener pattern, membrane field, seam quality, edge detail.
Edge metal, penetrations, manufacturer NDL inspection
Edge metal, drip edge, gravel-stop terminations to the manufacturer's NDL detail. Pipe boots, HVAC curb flashings, drain transitions complete. The manufacturer's NDL inspector walks the roof before close-out and confirms warranty enrollment.
Punch-list, magnetic sweep, project closeout binder
Punch-list walk with the GC and owner's rep. Magnetic nail sweep of perimeter ground and parking. The project closeout binder contains the as-built drawings, manufacturer warranty registration confirmation, photo log, and our 5-year transferable workmanship warranty.

- Working with the GC's schedule, not against it. Roofing is rarely the critical-path trade on new commercial construction, but it gates everything that happens inside the building after structural is up. We track the structural schedule weekly during preconstruction, so we know when to start packing for mobilization. When the GC's structural schedule slips (it usually does), we re-sequence our backlog to fit the new date without giving up the dry-in commitment.
- Submittal turnaround and RFI responsiveness. Submittals come back inside one business day. RFIs get answered the same day they're asked. Pre-construction meetings happen on the GC's schedule. The roofing trade is usually the one that has to make MEP coordination work; we move first on coordination items, so the trades downstream don't pile up against our timeline.
- Owner-options and value engineering during bid. Owner options that often show up on new commercial bids: NDL warranty upgrade, FM Global rating upgrade, skylight count and detail, fall-protection system, energy-recovery ventilation curbs, white reflective top-coat upgrade. We line-item each option, so the owner and architect can value-engineer against budget. Removing an option doesn't trigger a re-bid; the line-item math is transparent.
- Closeout binder built for the building's lifetime. The final owner walk happens with the GC, the architect's site representative, and the owner's facility manager — perimeter, every penetration, edge metal terminations, and drain function with a water test where the building's drainage allows. The binder contains as-built drawings, manufacturer warranty paperwork, Epic's workmanship warranty, daily photo log exports, manufacturer inspection reports, and maintenance recommendations for the first 24 months of service life.
- First-year warranty walk. Twelve months after dry-in, we offer a no-charge warranty walk on every new-construction install. The walk catches any settle-in issues — first-year flashing movement, fastener back-out, sealant settlement — before they become leak calls. Photo-doc of the walk goes in the facility's roof file and renews the warranty enrollment for year two.
Cost Context
New-construction bids include the base system, the manufacturer NDL warranty upgrade as a line item, the FM Global rating upgrade as a line item, and any owner options (skylights, energy-recovery ventilation curbs, fall-protection systems). GCs and owner's reps can compare apples-to-apples across roofing subs because the line-item structure is consistent.
Schedule premium and weather contingency
Where dry-in dates are aggressive, we'll price an accelerated install (additional crew manpower, extended workdays where weather permits). Weather contingency is built into the schedule projection — we don't bid against an unrealistic dry-in just to win the job.
Commercial Roof Installation FAQs
How fast can you mobilize after the structural deck is roof-ready?
Typically inside 5–10 business days from the GC's roof-ready certification, depending on the size of the project and our current install backlog. Aggressive dry-in projects get calendar priority when the bid is awarded early enough to lock the schedule.
Do you do design-build, or only bid-spec?
Both. On bid-spec we install to the architect or roofing consultant's specification. On design-build, we engineer the system to the building's wind exposure, code-required wind-uplift, FM Global rating, and energy-code requirements — and the design goes in the bid.
Can you provide an NDL warranty on new construction?
Yes — most new-construction commercial scopes enroll in a manufacturer NDL warranty. We coordinate the manufacturer's inspection during install so the warranty enrolls at completion.
What if the structural deck isn't ready on the GC's projected date?
Standard for new construction. We re-sequence the crew schedule and notify the GC of the revised mobilization. If the slip cascades into weather contingency that affects the dry-in date, we surface that early so the GC can adjust the downstream trade schedule.
Do you self-perform or subcontract install?
Epic self-performs new commercial installs with our own crews. The site supervisor who walks the bid and coordinates with the GC is on the roof during install.
What's the warranty on the install?
5-year transferable workmanship warranty on the install, plus the manufacturer's material warranty (20–30 years standard, longer with NDL upgrade).
