Most commercial single-ply manufacturer warranties (TPO, EPDM, PVC) require that repairs use the original manufacturer's seam tapes, primers, and patching membrane to keep the warranty valid. We document the manufacturer and lot match in the repair photo log so your NDL warranty stays enforceable. If we can't identify the original membrane manufacturer, we tell you before quoting — and quote both warranty-compliant and non-compliant options.

Site walk with drone scope

We walk the roof with the facility contact, document failure modes with drone imagery and deck-level photos, and identify root cause — not just the visible leak location. A leak presenting at one ceiling tile often traces back to a failed seam 40 feet away that pitches water along the insulation laps. We track the failure to the source.

Written scope with manufacturer-match repair materials

You receive a written repair scope within 3–5 business days for non-active repairs and within 24 business hours for active-leak triage. The scope identifies the original membrane manufacturer where possible, lists the exact repair materials, and quotes the workmanship warranty on the repaired zone. Multi-area routes get prioritized by leak severity and tenant-impact risk.

Punch-list walk, warranty documentation, owner packet

Job close-out includes a punch-list walk with the facility contact, manufacturer warranty documentation for repair materials used, photo log delivery, and our 5-year transferable workmanship warranty on the repaired zones. If the repair preserves your NDL manufacturer warranty, the documentation goes to the manufacturer for warranty file update.

Repair Types We Handle

Single-ply membrane seam repair (TPO / EPDM / PVC)

Heat-welded seam separation, cold-weld seam failure, factory-seam lift — repaired with manufacturer-matched seam tape, primer, and patching membrane. Includes a 4-inch overlap minimum on patches and welded edge testing before close-out.

Modified bitumen / BUR seam and lap repair

Torch-down lap separation, cold-process adhesive failure, surface cap-sheet damage — repaired with manufacturer-matched modified bitumen, torch-down or self-adhered as the original system specifies. Includes new flood coat and granule embedment on BUR repairs to keep UV protection and surface drainage intact.

Edge metal, drip edge, and gravel stop

Fastener back-out, edge-metal lift after wind events, sealant failure at metal-membrane transition — repaired with new fasteners on tighter spacing, new termination bar where needed, and resealed transitions. Often a wind-event symptom; we check adjacent areas for the same failure pattern.

Penetration flashings, pipe boots, and HVAC curbs

Deteriorated EPDM pipe boots (the most common single-ply failure after 8–12 years), HVAC curb flashing separation, gas-line penetration sealant failure. Repaired with manufacturer-matched pre-formed boots or custom-flashed details to match the original system.

Drain and scupper failure

Cracked drain bowls, clogged scuppers backing water onto the roof, failed drain-to-membrane transitions. Repaired with replacement bowls, new strainers, and rebuilt membrane-to-drain transitions per the membrane manufacturer's specification.

Ponding-related membrane degradation

Where ponding has degraded the membrane surface, repair scope includes membrane reinforcement, drainage improvement (tapered insulation, additional crickets, drain relocation if structurally feasible), and a long-term decision on whether the substrate is at end-of-life and should move to a coating or replacement scope.

Not if we use manufacturer-matched seam tape, primer, and patching membrane on the original system. We identify the original manufacturer where possible and quote warranty-compliant repair materials. If the original manufacturer can't be identified, we tell you before quoting and offer both warranty-compliant and non-compliant options.

Do you do temporary tarping for active leaks? +

Yes — emergency tarping is part of our commercial triage response. We'll tarp the active leak inside business hours, then schedule the permanent repair on the agreed timeline. Tarping is photo-documented and line-itemized in the triage bid.

My building has had repeated repairs at the same spot — is that a replacement signal? +

Often, yes. Repeated repairs at the same location usually trace back to wet insulation that doesn't dry out, structural deck deterioration, or chronic ponding the previous repair didn't address. We'll cut a 12×12-inch test patch (with your approval) to confirm what's happening under the membrane — and the answer drives the next conversation: repair, coating, or replacement.

Can you coordinate with our insurance for wind-damage repair? +

Yes — we document the scope per Louisiana RS 22:1684 boundaries, present the scope and photo evidence to your carrier's adjuster on the site visit, and adjust the repair scope based on the adjuster's approval. We've worked claims with most major commercial carriers.

Do you self-perform commercial repairs or subcontract? +
