EPDM is the long-tenured workhorse of commercial single-ply roofing. The rubber membrane has been installed across commercial roofs for 40+ years, the failure modes are well mapped, and real-world service life often exceeds the manufacturer's warranty term. EPDM's advantages over TPO are specific — better chemical resistance, no heat-weld seam quality questions (EPDM seams are tape-or-adhesive bonded), and a longer track record in industrial environments.

EPDM commercial roofs installed in the 1980s are still serviceable in the 2020s when properly maintained. Real-world service life often runs 30–40 years even on 20–25 year manufacturer warranty terms. That track record is why facility directors with long-horizon buildings specify EPDM. Annual maintenance inspection is what makes the difference between warranty-term service life and 30-year real-world service life.

Chemical resistance vs single-ply alternatives

EPDM tolerates chemical exposure that attacks TPO — degreaser fumes from auto-service buildings, restaurant exhaust hood emissions, light-industrial process fumes. On commercial buildings with nearby chemical-emitting tenants, EPDM is usually the right system. The manufacturer's chemical-resistance documentation goes in the bid packet.

Tape-or-adhesive seam reliability

EPDM seams are bonded with manufacturer-spec seam tape or adhesive — no heat-welding equipment, no temperature-dependent seam quality variation. Field-tested seam quality across decades of installs. Seam tape is most common on new commercial; adhesive bonding is used on complex flashings and repair work where tape can't conform to the geometry.

Both black and white reflective options

Black EPDM — the historical default, no UV-related membrane shrinkage, slightly longer real-world service life. White-reflective EPDM — meets energy-code reflectivity requirements, lower cooling load on the building below. Building application and energy code drive the selection.

Site walk and system spec

Drone imagery, deck assessment, wind exposure determination, chemical-exposure check around the tenant footprint. The bid specifies membrane thickness (typically 60-mil or 90-mil), attachment method, finish (black or white), and manufacturer warranty term.

Tear-off or recover

Full tear-off is standard. Recover scope is possible where the existing substrate qualifies — moisture probes confirm dry insulation.

Insulation and membrane install

Insulation laid to engineered R-value, fasteners per the engineered pattern. EPDM membrane mechanically attached or fully adhered per system spec. Fully adhered is typical for high-wind exposure and for white-reflective EPDM where shrinkage prevention matters.

Seam bonding with manufacturer-spec tape or adhesive

Seam tape or adhesive applied per manufacturer specification — no heat-welding required. Seam quality verified during install. Cold-snap days during install windows get warmed-storage seam tape or accelerated-cure adhesive; we track forecast windows during scheduling, so seam quality holds even when the install lands inside a cold front.

Edge metal, penetrations, manufacturer NDL inspection

Edge metal, drip edge, gravel-stop terminations per the manufacturer's NDL detail. EPDM-specific penetration boots and HVAC curb flashings. The manufacturer NDL inspector walks the roof and confirms warranty enrollment.

EPDM System Specifications

Membrane thickness

60-mil — standard commercial applications, 20–25 year warranty available. 90-mil — extended-warranty applications, longer real-world service life, 25–30 year warranty available. Premium 100-mil thickness for high-puncture-risk environments.

Attachment methods

Fully adhered — most common for white-reflective EPDM and high-wind exposure. Mechanically attached — lower cost, suitable for standard wind exposure with engineered fastener spacing. Ballasted EPDM (gravel-weighted) on older industrial roofs where structural capacity supports the dead load — for new-construction industrial we'd typically recommend mechanically attached or fully adhered, but ballasted EPDM repair and recover work is part of our practice on existing systems.

Insulation pairing

Polyiso most common. EPS used in some applications where moisture management favors it. Tapered systems for drainage correction. R-value engineered to the energy-code requirement and the facility's HVAC cost-savings target.

Walkway pads and rooftop equipment access protection

EPDM is more puncture-resistant than TPO, but still benefits from walkway pads around HVAC service routes, antenna access paths, and high-traffic mechanical zones. Walkway pads are line-itemized in the bid; for buildings with frequent rooftop service, the pads pay back in extended membrane service life.

EPDM Repair and Maintenance

Pipe boot replacement (the most common EPDM repair)

EPDM pipe boots typically deteriorate at 8–12 years from UV exposure. Routine replacement with pre-formed EPDM boots — fast, predictable, low-cost. Annual inspection catches boots approaching end-of-life before they leak.

Seam separation repair

Seam-tape failure at 15–20+ years, repaired with new manufacturer-matched seam tape and primer. Less common than TPO seam failure, because EPDM seam bonding is more forgiving of install temperature variation. Manufacturer-matched repair preserves NDL warranty validity — we document the match in the photo log and submit to the manufacturer warranty file.

Annual maintenance for NDL warranty preservation

Annual or semi-annual inspection preserves the manufacturer NDL warranty and catches small issues. The cost is low; the warranty value is high.

Cost Context

EPDM vs TPO installed cost is typically within 10–15% across the two systems. EPDM often comes in slightly lower on mechanically attached systems; TPO is sometimes slightly lower on fully adhered systems, depending on membrane choice. The bid will show the comparison.

Service-life cost-of-ownership math

EPDM's longer real-world service life often produces a lower total cost of ownership over 30–40 years compared to TPO, particularly on buildings with chemical exposure or low-traffic industrial use. The owner's holding period matters — for buildings held under 15 years, the cost-of-ownership advantage doesn't fully materialize.

Does EPDM handle hurricanes? +

Is black EPDM going to heat my building up? +

Black EPDM absorbs more solar radiation than white-reflective membrane — meaningful HVAC cooling cost on conditioned commercial. For energy-conscious buildings, white-reflective EPDM is the right choice. For unconditioned warehouse or industrial, black EPDM's longer service life often wins the trade.

Can you do EPDM recover over existing TPO? +
