Why Leaks Don't Drop Straight Down

The most common mistake homeowners make is assuming the ceiling stain sits directly below the roof leak. That assumption is wrong in about 8 out of 10 diagnostic visits. Water that enters at a pipe boot on the back slope can travel along the underside of decking, run down a rafter, hit a horizontal joist, and show up at a ceiling can-light fixture twenty-five feet from the entry. That is not a rare scenario — that is the typical scenario.

Three forces push water sideways before it drops: gravity along the slope (water under decking follows the roof pitch until it hits a horizontal framing member), capillary action along rough surfaces (roofing felt, OSB seams, and rafter bottoms wick water laterally six to ten feet beyond the entry), and wind-driven direction (a leak that activates only during southeast wind is a different problem than one that activates in any rain). The diagnostic discipline is to follow the water back to the entry, not to guess forward from the stain.

How the Diagnostic Visit Works

A leak diagnostic typically takes 90 minutes to 3 hours, depending on roof size, attic access, and how cooperative the leak is about showing itself. The visit runs in four passes, escalating as needed — most leaks resolve at pass two or three.

Interior + attic-side trace

We start inside the house. Photograph the ceiling stain and mark its exact location relative to the room walls. Move to attic access if available. With a flashlight and headlamp, we trace water staining on rafters, decking underside, and insulation upward — water marks tell the story of where the water has been. In an unfinished attic, this pass alone often locates the entry within a 4-foot search zone on the roof.

Infrared thermal scan

On the roof exterior. IR thermal imaging detects wet substrate that appears dry on the surface — wet decking holds and releases heat differently than dry decking. Best results in the early morning or late afternoon, when the thermal differential is highest. We scan the suspect area identified in Pass 1, plus the wider roof quadrant, in case the entry is farther out than the attic trace suggested. Anything reading wet gets marked, photographed with the IR signature, and confirmed with the moisture meter.

Moisture meter confirmation

Pin-type and pinless moisture meters confirm the IR readings. We need to distinguish wet substrate (the leak) from cold spots (just a temperature artifact, not water). Meter readings are logged in the findings report alongside the IR images, so the homeowner and any insurance carrier can see the diagnostic chain end-to-end.

Controlled water test (when needed)

If the leak hasn't shown itself in the first three passes — which happens on intermittent leaks that activate only during specific rain directions or wind conditions — we run a controlled garden-hose test. Start at the lowest suspect point and work upward, sectioning the roof and applying water for 5–10 minutes per section while one crew member watches the ceiling inside for the drip. When the drip starts, we know the section. Then we narrow within that section until the exact entry point reveals itself.

The diagnostic promise

We do not guess. If the four passes don't locate the source with confidence, we write that down and tell you. We do not invoice for a repair on a leak we have not actually found. In rare cases — typically intermittent leaks that won't activate under controlled water test — we schedule a follow-up visit during the next live rain event rather than open the roof at the wrong location.

The Leak Sources We Find Most Often

Roughly 80 percent of South Louisiana residential leaks Epic diagnoses trace back to a short list of usual suspects. Knowing the list doesn't replace the diagnostic, but it explains why the diagnostic exists and what we're looking for.

  • Pipe-boot failure (plumbing-vent stack penetration). The rubber gasket cracks from UV exposure 8–12 years after installation, water enters around the vent pipe, and the leak shows up wherever the rafter routing happens to deliver it. Pipe-boot replacement is the single most common roof repair we run.
  • Chimney flashing — counterflashing pulling from the brick, cracked mortar joints behind it, or a missing chimney cricket on the up-slope side. Common on homes 20+ years old.
  • Step-flashing at vertical-to-roof transitions — L-shaped pieces under each shingle course where a wall meets the roof. When missing or incorrectly installed, water enters at the wall-roof interface and runs down the wall sheathing.
  • Valley flashing — open or closed valleys that have lost shingle granules in the flow line, or W-valley metal separated at a seam. Valleys carry the most water and fail first.
  • Ridge-vent and box-vent leaks — wind-driven rain entering the ridge vent baffle or box-vent skirt. Tropical-storm rain in particular drives water under venting designed for vertical rain.
  • Skylight perimeter — the seal between the skylight frame and the roof deck degrades over time. Curb-mount and deck-mount skylights leak at different points; both common.
  • Dryer-vent and bath-fan terminations — small accessory penetrations installed without proper roof flashing, or with flashing that has failed. Often missed because the homeowner doesn't see these as roof openings.
  • Gutter overflow back-flow — clogged gutters back water under the starter course and into the soffit area. Looks like a roof leak; the fix is gutter cleaning plus drip-edge inspection.

Multiple sources + interior scope

Sometimes one ceiling stain has two or three contributing sources — a primary failure that activates in light rain, plus a secondary failure that adds water in heavier rain. We document all of them in the findings report and price the repair to address all sources, not just the most obvious one. Repairing one and leaving the rest is how homeowners end up back on the phone six months later. How much does a leak diagnostic visit cost? +

Typically $200–$500, depending on roof size, attic accessibility, and whether the controlled water test is needed. The diagnostic fee is credited against the repair invoice if Epic Roofing does the work, so for the homeowner who proceeds with us on the repair, the diagnostic is effectively no-cost. Repair pricing is quoted separately after the source is identified and depends on what the source turned out to be.

Why can't I just patch above the ceiling stain? +

Because the stain is rarely directly below the leak. Water travels along rafters, decking, and framing before dropping, so a patch above the stain usually misses the actual entry. The diagnostic spends two hours finding the source, so the 90-minute repair lands on the right spot — instead of a guessed patch that fails on the next rain.

Will the diagnostic damage my roof? +

No. IR scan, moisture meter, and attic-side trace are non-invasive. The controlled water test uses a garden hose at normal residential pressure. No cutting, drilling, or shingle removal during the diagnostic — that work only happens after the source is identified and the homeowner approves the repair.

What if the diagnostic can't find the leak? +

It happens occasionally with intermittent leaks that only activate in specific wind directions or rain intensities. When that occurs, we write the inconclusive finding in the report, refund or rebate the diagnostic fee per the scope agreement, and schedule a follow-up during the next live rain event when the leak is active. We do not open the roof at a guessed location.

Can the diagnostic findings support an insurance claim? +

Yes, for storm-related or impact-related leaks where damage is documented to a specific weather event. The findings package — photos, IR imagery, moisture readings, written narrative — is the format an adjuster expects. Do you repair the interior water damage, too? +

No. Epic Roofing stops the leak at the roof side. Interior drywall, ceiling paint, insulation replacement, and mold remediation are out of scope; we refer to qualified interior trades as needed. If the leak has been active long enough that mold growth is a concern, we recommend an industrial hygienist assessment before any interior repair begins.

How fast can you get out? +
