Site walk and system spec

Drone imagery, deck condition assessment, wind exposure determination, energy-code reflectivity check. The bid specifies membrane mil thickness, fastener pattern engineered to wind exposure, insulation R-value target, and manufacturer warranty term.

Tear-off (or recover, where applicable)

Most TPO scopes are full tear-offs. TPO over an existing membrane (recover scope) is possible where the existing substrate qualifies — non-invasive moisture probes confirm.

Insulation, vapor retarder, membrane install

Insulation laid to engineered R-value, fasteners and plates per the engineered pattern, vapor retarder where required, TPO membrane mechanically attached or fully adhered per system specification.

Heat-welded seams with seam-probe verification

Every TPO seam is heat-welded with controlled-temperature welders. Seams are probed before close-out to verify weld quality across the field. Failed seam areas get re-welded and re-probed.

Edge metal, penetrations, manufacturer NDL inspection

Edge metal, drip edge, gravel-stop terminations per the manufacturer's NDL detail. Pipe boots, HVAC curb flashings complete. The manufacturer NDL inspector walks the roof with our site supervisor — focusing on fastener pattern density, edge-metal attachment, seam-weld verification, penetration boot detail, and drain transitions — and signs the warranty registration on the spot for compliant installs.

TPO System Specifications

Membrane thickness

60-mil — standard commercial applications, 20–25 year manufacturer warranty available. 80-mil — high-traffic or extended-warranty applications, 25–30 year manufacturer warranty available. Thicker membrane handles puncture and traffic better; cost scales linearly.

Attachment method

Mechanically attached — fastest install, lowest cost, handles wind exposure well with engineered fastener spacing. Fully adhered — required on some high-wind exposures, preferred for sound attenuation, higher cost. Induction-welded plate systems bond the plates to the membrane via induction heating — no through-membrane penetrations, better wind-uplift performance — used where the wind-uplift design or NDL program specifies it.

Insulation systems

Polyisocyanurate (polyiso) — most common, high R-value per inch, code-acceptable for most commercial. EPS and XPS used where specific moisture or compressive-strength requirements favor them. Tapered insulation systems used on roofs requiring drainage slope correction.

White vs. gray TPO — and recover on existing TPO

White TPO is the standard reflective specification for cool-roof and energy-code compliance; gray and tan are available for owners who prefer the aesthetic and don't need cool-roof reflectivity — same membrane chemistry, same performance specs except reflectivity. At year 18–22 of an existing TPO roof, a recover scope (new TPO over old) can extend service life another 20+ years at 50–60% of full-replacement cost, where moisture probes show dry insulation and code allows the additional weight. We qualify the substrate during the bid walk.

TPO Repair and Maintenance

Seam separation repair

Heat-welded seam separation is the most common TPO failure mode after 10+ years. Repaired with manufacturer-matched TPO seam tape, primer, and patching membrane. The repair preserves the manufacturer warranty when documented properly. See commercial repairs.

Edge metal and termination repair

Edge-metal lift after wind events. Repaired with new fasteners, new termination bar, resealed transitions. Often a wind-event symptom; we check adjacent areas.

Maintenance for warranty preservation

Most TPO NDL warranties require annual maintenance inspections to remain valid. First 6 months: visual inspections at month 3 and month 6 for settlement and first-season expansion issues. Years 1–5: annual maintenance walk with photo-doc report. Year 6+: annual maintenance plus seam-probe verification at years 10 and 15 to project remaining service life. The plan documentation goes in the owner packet at close-out.
