Commercial Roof Repairs in Covington, LA
On downtown Covington's commercial blocks, a leak gets fixed one damaged piece at a time, with flashing metal that matches what is already on the building and a parapet that keeps its line.
A leak over a storefront on a downtown Covington block rarely calls for a whole new roof. The city's historic preservation design guidelines put the order of work in writing: repair or replace the individual roofing elements that failed before replacing the roof entirely. They also ask owners to know which metal is in the cornice and flashing, to keep the parapet, and to keep rooftop equipment out of sight from the street.
Our commercial roof repair crews work on single-ply membranes, modified bitumen, built-up roofs, commercial metal, and coatings under Louisiana commercial license CL69991. Inside Covington's historic district, a good repair is one nobody notices from the street: once the leak stops, the building should look the way it did before it started.
Covington's Downtown Guidelines, Read as a Repair Manual
Downtown Covington is built largely of one-part and two-part commercial blocks, many finished with sheet-metal or corbelled brick cornices. The guidelines describe their roofs as gable or flat, with some having a parapet wall, and call that parapet a character-defining feature that should not be removed. They also acknowledge that hurricanes and storms have claimed most of Covington's original roofing materials, so the goal on new work is to match the original as closely as possible.
Read from a roofer's side, the roof chapter is close to a repair checklist. It asks owners to retain, maintain, and repair historic roof forms and materials, to check flashing periodically and secure loose portions, to keep gutters and downspouts in good repair, to provide enough ventilation to prevent condensation, and to anchor roofing well enough to resist wind and water. Substitute materials enter only when deterioration is beyond reasonable repair.
Two rules matter most on a commercial repair. Cornice and flashing work should use only metals similar to those already there, because different metals in contact can trigger a galvanic reaction and cause corrosion. And rooftop air conditioning and heating units belong at rear facades or set back behind a parapet, out of view from the street.
For buildings within the historic district, the city requires a Certificate of Appropriateness to be on file for commercial renovations. Whether a particular repair reaches that threshold is for the city to decide.
Scoping a Downtown Covington Leak, Element by Element
Our repair walk follows the same order as the guidelines. Each item below is photographed and priced on a separate line of the written scope.
Find the element that failed:
Drone images across the full roof first, then a close look on foot at the area over the leak, so the scope names the seam, lap, curb, or flashing at fault before anything wider is proposed.
Identify the metal before touching it:
The cornice, counterflashing, and coping may be copper, galvanized steel, terne, or aluminum, and the walk notes should note which, so the scope can name the metal for each flashing detail.
Repair the parapet in place:
Coping joints, through-wall flashing, and the membrane turned up the inside face are reworked so the parapet keeps its height and profile from the street.
Reflash curbs where the units sit:
Curb flashing that has separated is redone with custom-flashed details matched to the original system.
Match the existing roof system:
Patches use the manufacturer-matched membrane, primers and seam materials of the system already on the roof, which also helps keep an existing manufacturer warranty intact.
Re-anchor what the wind loosened:
Edge metal, terminations and loose flashing are refastened, and drains and scuppers get cleared and checked so the repaired area can shed water.
How the Written Repair Bid Comes Together
On a downtown repair, we diagnose before we quote.
For a roof that is not actively leaking, the written scope generally arrives 3–5 business days after the walk. It is line-itemized by area, with materials, labor, and the metal specified for each flashing detail. If the walk turns up wet insulation or soft decking, a written change order comes to you before that work begins. Where the photos put the roof past spot repair, the scope says so and explains why, so you can weigh repair against commercial roof replacement with the evidence in hand.
An active leak gets phone triage during business hours, and we schedule the visit around building access. Joey Noto, who founded Epic in 2020, came to roofing with a Construction Management degree from LSU and roughly ten years managing commercial construction in the Baton Rouge area. The supervisor who walked the roof stays with it throughout the repair; our own crews do the work, and each stage is recorded in CompanyCam. The repaired zone is covered by a 5-year transferable workmanship warranty.
Storm-caused leaks get documented, and if you ask, we will meet your carrier's adjuster on the roof to go over the repair. Louisiana RS 22:1684 bars roofers from serving as public adjusters, so we do not negotiate or settle claims.

Downtown Covington Repair Questions
Water is getting in at our parapet coping. Will the repair change how the top of the wall looks from the street?
It should not. The guidelines treat the parapet as a feature to keep, so a lower or reshaped top is off the table.
Can copper cornice flashing be patched with aluminum or galvanized steel?
The guidelines point the other way: they ask for metal like what is already on the building, because dissimilar metals in contact can corrode. On copper flashing, that means copper.
If the city does want a certificate for our repair, what goes with the application?
We prepare it from the photos and written scope of our repair walk, which names the element being fixed, the metal going back on, and where the parapet and rooftop units end up. The city decides from there.
Does lifting a rooftop unit for curb work give us a chance to move it?
Only to another spot set back behind the parapet or toward the rear, out of view from the street. Most curb repairs put the unit back exactly where it was.
Nothing original is left on our roof; it is a newer membrane. Do the guidelines still affect the repair?
Yes, in part. Where original material was removed or covered before the district rules were adopted, a modern system may be acceptable, but the parapet, cornice, and roof form still fall under the guidelines and remain within scope.
What signs indicate that replacing the whole roof is necessary rather than repairing it?
Repeat leaks at one spot, wet insulation, or a membrane failing in several places at once. Any one of those can tip the decision toward a new roof, and the scope will name which one we found.
A Repair Walk for Your Downtown Building
Call 225-396-8122 and say where inside the building the water is showing up. We will check whether the address sits in the historic district and set the repair walk from there. A building outside the district skips that question, and its leak gets the same element-by-element walk as any other roofing job in Covington.
