Commercial Roofing in Baton Rouge, LA
Reroofs, repairs and new roofs for low-rise Baton Rouge buildings, bid in writing with the permit path, the inspection and the warranty spelled out before work starts.
Under state law, a commercial reroof in Baton Rouge is permitted and inspected, so planning for that starts at the bid walk. Epic Roofing's commercial roofing work spans single-ply TPO and EPDM, mod-bit and built-up systems, metal panels and roof coatings for strip retail, offices, churches, medical and light industrial buildings across East Baton Rouge Parish, under Louisiana commercial license CL69991.
Baton Rouge Commercial Roofs and the Permit Path
Since August 2025, state law has obliged Louisiana cities and parishes with a construction permit program to permit and inspect roof construction and reroofing on buildings other than one- and two-family homes, to the roofing chapter of the International Building Code. In East Baton Rouge, the City-Parish's Permits and Inspections Division handles plan review, approval, and code inspections for commercial improvements, and applications go through its online portal. Addresses inside the City of St. George are the exception, since that city now issues its own permits.
Wind is the other local factor a bid has to weigh. When an EF-1 tornado touched down in Baton Rouge on June 24, 2020, it ripped off or collapsed more than half the flat roof of a commercial building near Essen Lane, and surveyors saw no roof straps there.

Commercial Reroofs in Baton Rouge: Five Answers
Our building is inside St. George. Does the permit still come from the City-Parish?
No. The City of St. George has handled permits inside its own limits since October 16, 2024. Give us the street address when you call, and the bid will name the office that issues the permit and inspects the work.
Can the roofing inspection be done from photos?
State law allows the inspecting official to accept geotagged photos or video for roofing inspections on commercial buildings. Whether that route is used on your job is up to the office that issued the permit. Either way, our crew photographs each stage in CompanyCam, so the record exists before anything is covered.
Do you take on buildings in downtown Baton Rouge?
We do not bid the high-rise commercial core downtown. Low-rise buildings elsewhere in East Baton Rouge Parish, such as shopping centers, offices, churches, and medical buildings, are the work we bid.
Can our tenants stay open while the roof is replaced?
In most cases, yes. The job runs in zones, so one section of the building is under construction while the rest remains in use, and tenants receive the daily zone schedule. Materials are staged away from entrances, and loud work moves outside business hours when the lease requires it.
Why would a Mandeville roofer bid commercial work in Baton Rouge?
Joey Noto, our founder, spent roughly a decade managing commercial construction in the Baton Rouge market before starting Epic Roofing in 2020. Our own crews self-perform the roofing, and the supervisor who walks your roof for the bid is the one on-site during installation.
What Our Written Commercial Bid Lays Out
A Baton Rouge bid from Epic Roofing is a scope document, organized like this:
Areas and the system for each:
Square footage by roof area, with the membrane or panel specified down to manufacturer part numbers, and coating or replacement options shown where the substrate supports both.
Edges, drains and penetrations:
Edge metal lengths, drain and penetration counts, and the curbs around rooftop units, each one counted or measured on the roof.
Insulation and deck:
The insulation R-value we are building to, and what the walk found about the deck. If the tear-off reveals a different deck condition, you will see a written change order before any additional work proceeds.
The permit route.
Which office issues the permit for your address, City-Parish or St. George.
Warranties side by side.
The manufacturer material warranty and our 5-year transferable workmanship warranty, listed together so the terms can be compared.
Walk, Bid, Permit, Build, Close Out
The bid walk:
It goes on the calendar within five business days after you call. The supervisor works across the membrane and around every edge, drain, curb, and penetration, checks the deck from underneath where access allows, and adds drone photos of the entire roof to the bid file.
The written bid:
Most bids are ready 5–10 business days after the walk. If you are working to a procurement deadline, tell us when you call so the walk is scheduled around it.
Permit and sequencing:
Once the scope is signed, we file for the permit with the office that covers the address and set the zone order with your facility contact.
Installation, logged daily:
Each day's CompanyCam log from the site supervisor follows the roof as it goes on, from the exposed deck and insulation laps to the membrane, perimeter, penetration boots and edge metal. A problem found under the old roof reaches you in the log before new material hides it.
Close-out:
You and your facility contact sign off the punch list with us, the ground around the building and the parking lot get a magnetic sweep for stray fasteners, and you receive an owner packet holding the as-built scope, the photo log and both warranties, with the manufacturer's registration.
How a Baton Rouge Commercial Roof Is Priced
A commercial reroof is priced only after the bid walk, because no two buildings share the same inputs. The number on a Baton Rouge bid depends on square footage, the system and its warranty term, the insulation target, the deck condition found at the walk, how many penetrations and how much edge metal the roof carries, and how crews and materials can reach it. Wet insulation under an old membrane generally rules out a coating and points to replacement.
A leak on a membrane with life left calls for commercial roof repairs, and one at the end of its life for commercial roof replacement. A house is permitted under the residential rules, and its reroof is a roof replacement in Baton Rouge.
