The state's FORTIFIED grant fits only some Gonzales houses, while the FORTIFIED roofing standard itself is open to more of them. Epic Roofing is on the state's approved Fortify Homes contractor list, and Joey Noto, who oversaw commercial construction in the Baton Rouge area for a decade before he founded Epic, holds three IBHS FORTIFIED credentials.

Gonzales Housing and the Grant's Eligibility Rules

Not every Gonzales home is a single-family house. By census estimates, about two-thirds of the city's housing units are detached single-family houses, roughly one in five are in buildings with five or more units, and a little over 8 percent are mobile homes. A little under two-thirds of occupied homes are owner-occupied, so more than a third are rented.

That mix matters because the Louisiana Fortify Homes Program writes its rules around the type of house and who lives in it. New construction, condominiums, and mobile homes are not eligible, and the grant goes only to a homestead-exempt primary residence. In Gonzales, that also leaves out houses their owners rent out. Round 9 included Ascension Parish, and its registration has since closed. Households are selected by lottery, and each selected household needs program approval before any work begins. A rental, or any house that the rules exclude, can still be built to the FORTIFIED standard at the owner's cost.

The Roof Work FORTIFIED Calls For on a Gonzales House

Before the deck is covered:

Damaged sheathing is removed, and the rest is nailed to the standard pattern, while the nail lines can still be photographed.

Before the underlayment:

Each deck seam is taped, or a self-adhering membrane goes over the whole deck.

At the eaves and rakes:

Edge metal, the starter course, and the underlayment along the edges are attached the way the standard specifies.

On top:

The shingle line carries the wind or impact rating the standard expects.

In the file:

CompanyCam photos of each required step go to the evaluator, since the finished roof hides most of them.

From First Visit to IBHS Review in Gonzales

1

Free inspection and a two-part estimate:

Drone photos of each slope and a look through the attic come first, and a written estimate follows within 2–5 business days that shows the standard reroof and the FORTIFIED items as separate figures. We take no deposit at the consultation.

2

The grant path or the self-funded path:

A household drawn in a round chooses its contractor from the program's approved list, which includes Epic. If you are paying for the upgrade yourself, we schedule the work once you sign off on the estimate.

3

Permit, evaluator and build:

Inside city limits, we pull the City of Gonzales permit, and outside them, the Ascension Parish permit. On a grant job, the evaluator's pre-site inspection comes before any work; our own crew builds the roof without subcontractors, and the evaluator's visits can add a day or two to a standard reroof schedule.

4

Records and designation:

We hand over the installation photos and records for the IBHS review. The designation itself comes from IBHS once its evaluation is complete.

Pricing a FORTIFIED Roof in Gonzales

The estimate keeps the reroof and the FORTIFIED work apart, so you can see what the upgrade itself adds. The base reroof on a house of 2,000 to 2,500 square feet falls in our published range of $13,000 to $23,000, and the FORTIFIED items are priced separately for your roof's size, edges and deck. A household drawn in a grant round may have up to $10,000 of that cost paid through the program. Epic offers GoodLeap or Hearth financing on the reroof and the FORTIFIED items alike, and pre-qualification, available on request, is a soft credit pull that does not touch your score.

Insurers set their own FORTIFIED discounts, and what reaches your premium depends on the company and the policy. Ask your insurer what applies to your policy. The workmanship on a FORTIFIED reroof is covered by our 5-year transferable workmanship warranty, in addition to the shingle maker's coverage. Because the designation needs a bare deck, each FORTIFIED build here begins as a roof replacement in Gonzales; damage on a roof you mean to keep is a roof repair in Gonzales and earns no designation.

FORTIFIED Questions From Gonzales Owners

Our Gonzales roof is only about ten years old. Can it be made FORTIFIED without a tear-off? +

No. The deck must be bare to be refastened and sealed, so the designation includes a full replacement of the roof covering. On a younger roof, that means planning the upgrade for the next reroof and pricing it then.

Did Round 9 cover all of Ascension Parish? +

As news coverage reported when the round opened, yes: it took in the parts of the parish that earlier rounds had left out. Living in an eligible parish only let a household register, though; the homeowner rules on homestead, wind coverage, flood insurance where required, and the home's condition still applied. Registration for that round has closed, and any later round, with the areas it covers, is announced at fortifyhomes.la.gov.

Round 9 closed before we registered. Could we reroof now and put a later grant toward it? +

No. A roof finished before program approval cannot be funded afterward, so grant work waits until a household is drawn and approved. If the roof cannot wait that long, you can pay for a FORTIFIED build yourself; it simply will not carry grant money.

Our house is inside Gonzales city limits. Who looks at the roof besides the FORTIFIED evaluator? +

The city's building inspector, under the reroof permit. The inspector checks the job against the building code, and the evaluator reviews the FORTIFIED details. They are separate reviews, and we plan the schedule around both.

The certificate has arrived. What do we do with it? +

Send a copy to your homeowners insurer and ask that it be noted on your policy. Keep the original with your house papers. It runs for 5 years and can be passed to a buyer if you sell within that time.
