Roof Repair in LaPlace, LA

When wind and lake water reach the same LaPlace house, the repair starts by proving which stains came through the roof, then closing that path.

Picture a brown ring on a LaPlace ceiling after Ida, in a house where lake water also came in under the doors. When Ida's center passed just west of LaPlace, wind drove rain through damaged roofs while the lake was pushing into town. A stain like that can start from either source, and the answer decides what gets repaired.

Epic Roofing is based in Mandeville, on the far side of the lake, so roofing in LaPlace is a long trip for us. We make it with a drone, a moisture meter, and an infrared camera- the tools that answer the water question.

Roof Water or Lake Water: The LaPlace Question

Easterly winds during Ida pushed Lake Pontchartrain water toward its western shore, and the highest mark surveyed in LaPlace stood 8.2 feet above the ground. On a one-story house, water at that height can soak drywall most of the way up a wall, and drywall can wick moisture above the line where the water stopped. On the hardest-hit blocks, a stain high on a wall says little about where it began.

The roof was taking its own beating at the same time. Wind-driven rain gets in through creased shingles, torn flashing and open nail holes, runs along the decking or down a rafter, and comes out wherever the ceiling lets it, sometimes several feet from the opening. A LaPlace repair visit follows both trails before deciding what to fix.

Clues That Separate a Roof Leak From Floodwater

We sort roof water from floodwater with evidence we can photograph, working from the attic down.

  • Wet or darkened wood in the attic: Water that rose from the ground and stopped below the ceiling leaves the attic dry. Stained decking, dark rafters, or matted insulation directly over a ceiling stain point to the roof, and we photograph them beside the stain below.
  • The shape of the mark: Floodwater leaves a level line at the same height in each room. Roof water leaves rings that spread from one point, drips at light fixtures, or streaks that follow a rafter or the top of a wall.
  • An opening uphill of the stain: We follow the trail up to a source: a creased tab, a split pipe boot, a gap in the flashing where a wall meets the roof, or a nail backing out. A stain with no opening above it gets a second look before we call it a roof leak.
  • What the meters read today: An infrared scan and a moisture meter after a rain show whether a ceiling is wet now or dried out long ago. A spot that reads wet after rainfall points to a path that is still open, whatever the storm did.
  • Where a blue tarp sat: In the weeks after Ida, the Corps of Engineers put 1,355 temporary blue roofs on houses in St. John Parish. If yours had one, we check the decking beneath it and the holes left by whatever held the tarp down, since both can leak long after the tarp is gone.

Putting the Evidence in Front of Your Agent and Adjuster

The federal flood program treats rain that wind drives through a roof as a different kind of loss from water rising out of the ground, and homeowners policies set their own terms. Epic does not interpret coverage. Ask your agent how this applies to your policy. A clear record goes to your agent or carrier: drone photos of the opening, attic photos of the wet wood, meter readings, and the path from roof to room.

Louisiana RS 22:1684 bars roofers from serving as public adjusters, so we do not negotiate or settle claims. If you invite us, we meet the adjuster at the house and walk through the photos, as with any insurance claim roofing job we take. No contractor may legally cover or waive a deductible in Louisiana.

The same evidence sets the repair. Once a roof path is confirmed, the work covers the opening, the wet decking beneath it, and the underlayment around it, so the leak is closed at its source before anyone rebuilds a ceiling. When the trail leads only to floodwater, we tell you we found no roof path and do not sell you a roof repair.

The Cost of Closing a LaPlace Leak Path

Closing one roof path, whether that is a split pipe boot, a handful of creased tabs, or a few feet of loose flashing, comes to $400–$1,800. A trail that leads to more than one opening, or decking that has to come out where a tarp once sat, puts the work in the $2,000–$5,000 band. If the attic shows water damage across several slopes, we also price a LaPlace roof replacement so you can weigh the two.

Your scope spells out the written workmanship warranty on the path we close; it runs shorter than a replacement's. On a house the lake never reached, the water question drops away, and the visit is ordinary roof repair: find the opening and close it.

LaPlace Leak Questions After a Wind-and-Water Storm

Our LaPlace house was gutted after the flood, and the ceilings are open. Is this a good moment to check the roof? +

It is one of the best. With the drywall down, the decking and rafters are visible from the rooms, and old water trails show plainly.

Will my flood policy or my homeowners policy pay for a ceiling stain? +

That is for your agent or carrier to decide. We cannot answer it, and no roofer should.

Can a crew reach LaPlace while the ceiling is still dripping in a storm? +

Not quickly; LaPlace is a long trip from our office. Keep a bucket under the drip, stay clear of any wet light fixture, and call during business hours. If water keeps coming after the storm passes, a tarp through emergency roof repair can keep the room dry until the repair visit.

An old stain from the storm is still on my ceiling but has not grown. Is it worth checking? +

Trace its edge lightly in pencil and look again after the next heavy rain. If it spreads past the line, water is still getting in, and the roof is the first place we look. If it holds, a visit can confirm the wood above is dry before you repaint.

Our roof went on during the rebuild after Ida. Can a repair blend in? +

A shingle from the rebuild years is more likely to still be made than an older one, which helps. Weathering has shifted the color since then, so new shingles can read slightly different. If the patch would show from the street, you hear that before the repair is booked.

Is a permit part of a LaPlace repair? +

Sometimes. St. John the Baptist Parish decides which repairs need one. When yours does, we pull it, and the fee is its own line on the estimate.
