Painted metal over wide front porches gives central Abita Springs its look, and on lots zoned Historic, those roofs answer to the town's Historic Commission.

The town grew up as a spring resort. The first excursion train from New Orleans arrived on June 26, 1887, with more than 500 passengers. Hotels and boarding houses filled, and a pavilion built for New Orleans' 1884 Cotton Centennial Exposition was rebuilt over the spring. Cars and the end of the yellow fever years closed that era.

Our Mandeville office is about 20 minutes south on LA-59, which becomes Level Street at the center of town. Call 225-396-8122.

Roofs From the Resort Years, Rain From the River

  • The town's design guidelines point to the crimped metal roofs on Hickory and Leveson streets as part of the district's character and ask that original metal roofing be kept as long as possible.
  • The bulk of the district dates from 1900 to 1930, largely shotgun houses and bungalows with wide North Shore porches. Some main roofs carry dormers, like the hipped dormer the guidelines picture on Leveson Street.
  • The Abita River gauge at LA-36 crested at 21.11 feet on March 12, 2016. Rain heavy enough to crest the river can work into an open seam or a loose fastener.

Historic Zoning and the Town Permit

The Abita Springs Historic District joined the National Register in 1982. It covers 162 acres and 180 contributing buildings. On a lot zoned Historic, the Historic Commission must issue a Certificate of Appropriateness (COA) for any change before the owner applies for a building permit.

For a reroof, the 2019 guidelines accept metal in the corrugated or ribbed profiles they list, slate, or asphalt composition shingle, at a pitch of at least 8:12 (eight inches of rise per foot) unless the original pitch is evident. Our written estimate names the material, profile, and color the commission weighs.

Inside town limits, Planning and Zoning at Town Hall, 22161 Level Street, issues the permit and the town inspector checks the work; outside them, St. Tammany Parish Permits and Inspections does. We file the roofing permit.

Up to $10,000 toward one has come from the state's Fortify Homes lottery, only for owners the program selected and approved ahead of any roof work; St. Tammany Parish was on the Round 9 list, and fortifyhomes.la.gov posts any later round. Historic-Zoning Questions in Abita Springs

Can a skylight or solar panels go on a historic-zoned roof? +

Only out of view from the street. A rear slope may work, and the commission decides.

What color can new metal be on a historic-zoned house? +

The guidelines tie it to the building's own two- or three-color paint scheme, so the roof color comes from that palette.

Is my lot zoned Historic? +

Call Planning and Zoning at (985) 892-0711; the town's adopted historic district map settles it.

What can you give my adjuster? +

Our roof photos and written estimate. Louisiana RS 22:1684 keeps roofers out of the public adjuster's role, so we do not negotiate or settle claims. Carriers we work with include State Farm, Allstate, National General, Louisiana Citizens, and USAA. No contractor may legally cover or waive a deductible in Louisiana.

Commercial Roofing in Abita Springs

Level Street businesses on Historic-zoned lots

On a historic-zoned lot, the town uses a separate COA form for non-residential property. For shops and offices in town, we put the bid in writing within 5–10 business days, pricing TPO, EPDM, modified bitumen, built-up, metal, or coating systems under LA Commercial license CL69991. See Commercial Roofing.

From the Attic Hatch to the Ridge

We begin in the attic where a hatch allows, fly the drone over each slope, and meter any stain for moisture. The visit costs nothing, and photos and a written estimate follow within 2–5 business days.
