Insurance Claim Roofing in Harvey, LA

When a Harvey rental roof leaks, the building claim is the owner's, and the roof record we build goes into it. Tenants' belongings generally go through their own policies, and you decide who sees the file.

When a storm opens the roof of a Harvey fourplex, the damage can land on more than one policy. The building is the owner's to insure. The couch and clothes under the wet ceiling usually belong to a tenant, and Louisiana's insurance department generally considers those belongings the tenant's to insure.

Epic Roofing assembles the roof half of that picture for the owner: where the water entered, which parts of the building it reached, and what the fix entails. We file nothing and do not interpret anyone's coverage, whether the policy is the owner's or a tenant's.

Whose Claim Is It, the Owner's or the Tenant's?

Water came through my tenant's ceiling and soaked their furniture. Does your roof report cover their loss? +

No. The report records the building, and it goes into your claim. Your tenant's next call is to their own agent, with photos of the damage. We give no advice on their policy.

I live in one half of a Harvey duplex and rent out the other. One claim or two? +

Your policy settles that, so put the question to your agent. What we can show is the roof side: where water entered, in one dated record covering the whole roof over both halves, for your agent to read against the policy.

Can you send the roof photos straight to my tenant's insurance company? +

The record comes to you, and sharing it is your call. A copy can go from you to a tenant's insurer, a property manager, or a lender.

If we hire Epic Roofing for the repair, can the deductible be waived? +

No contractor may legally cover or waive a deductible in Louisiana.

A storm damaged my Harvey house and the shop I own on the Expressway. Can both go in one report? +

We keep them apart: one inspection and scope for the house, another for the shop, so neither building's damage gets mixed into the other's file. How the two are claimed is between you and your insurer or insurers.

My tenants don't carry renters insurance. Does that change what you document? +

No. We document the building the same way whether they do or not. Whether anyone has coverage for a loss is a question for the agents involved, and we stay out of it. Your record still shows which ceilings and walls the water reached, which is the building side of the story.

Landlord's Policy, Tenant's Policy: How a Harvey Leak Splits

Duplexes, fourplexes, and modest apartment blocks found across Harvey are where the landlord-and-tenant split sits under one roof. The 2020–2024 census estimates put roughly 45 percent of the town's renter households in buildings holding between two and nine units, and renters make up close to half of all Harvey households, about 47 percent.

Louisiana's Department of Insurance lays out how coverage usually divides in a rental. A landlord's insurance generally covers the owner's liability and damage to the building itself, and it is not meant to protect the renter. Renters need their own insurance for their personal belongings. What a renters policy reaches depends on its form, a question for the tenant's own agent. Ask your agent how this applies to your policy.

Put those together, and a single roof leak in Harvey can trigger several claims at once: the owner's claim for the roof, decking, and ceilings, and a separate content claim from each tenant whose belongings got wet, possibly with a different insurer. The roof evidence belongs to the building claim, and that is the file Epic builds.

The two claims also run on separate tracks. A tenant may photograph a ruined rug the evening of the storm and call their own agent about a contents claim the next morning, while the building claim depends on what the roof itself shows. A roof record that is dated and specific gives the owner's claim that footing, even when the tenant's contents claim was opened first.

Adjusters, Copies and Temporary Covers

Epic's work stays on the roof: we inspect it, record it, and give the owner a scope. Opening the claim is the owner's job, and if the owner invites us, a member of our crew meets the adjuster at the building with the photos. Adjusters from State Farm, Allstate, National General, Louisiana Citizens, USAA, and other carriers are among those we have met on roofs. Louisiana RS 22:1684 bars roofers from serving as public adjusters, so we do not negotiate or settle claims.

The record is the owner's to share. If a tenant, a property manager, or a co-owner should have the photos, the owner can pass them along. An owner may hold more than one property, and when one storm hits a Harvey house and a shop the same owner keeps on the Westbank Expressway, each roof gets its own inspection and scope, with the commercial roof handled under our commercial license, CL69991.

If the roof is still letting water in when you call, tell us. Active leaks are triaged during business hours, and any temporary cover we place is photographed and documented in the record, so the adjuster can see what was done before the permanent repair.

The work itself, whoever ends up paying for it, is a roof repair in Harvey or, past patching, a roof replacement in Harvey, and our insurance claim roofing process is the same for a rental as for a single home.

The Building Side, Photographed

After a free inspection, the owner of a Harvey rental receives a CompanyCam record with four parts:

A timeline for the building:

When the storm came, when we inspected, and any later day a tenant or the owner first saw water, so an adjuster comparing several reports from one building can put them in order.

The opening and its path:

Drone photos of each slope show where the roof failed. Attic photos show water running from that opening onto the ceilings and walls it reached, so the record shows how a single leak affected more than one part of the building.

The structure, and only the structure:

We photograph roofing, decking, framing we can see, attic insulation, and ceilings. Tenants' furniture, clothing, and electronics remain outside the owner's roof record; each tenant documents them for their own insurer.

A written roof scope:

Itemized for the repair or replacement and backed by the photos, it reaches the owner within 2–5 business days, and the visit costs no deposit. The owner can submit it to the adjuster along with the claim.

Call 225-396-8122 with the street address, the storm date, and which parts of the building have shown water. Have any photos your tenants have sent you on hand, along with any adjuster letters, so the visit can start from what has already been seen inside the units. The inspection is free, as it is on any roofing in Harvey job we take on.
